What are cookies?

Nisyros – Fragoseco Residence
Reservation Policy
- Minimum age for making a booking at fragoseco residence: 18 years old. On arrival, you will be asked to identify yourself, showing a valid passport or an identity card.
- Minimum stay: 4 nights
- Maximum occupancy for the residence: 4 guests
- Check in time: 15.00 (earlier check in only upon availability)
- Check out time: 11.00 (luggage storage is available complimentary and late checkout also upon availability)
- Family Bookings
✔ Children over the age of 12 years old are welcome. Due to sharp corners, terrace w/o railings, inside stairs w/o baby gate, fully equipped kitchen electrical outlets and hanging lights, the residence is not child-proof .
✔Children over the age of 12 years old are charged as adults - Smoke-free policy: Fragoseco, being an environmentally friendly residence, is committed to providing its guests with a smoke-free environment, a breath of fresh air. Smoking is only allowed outside on the terrace.
- No pets allowed.
- The residence is located at Emporios, a picturesque traditional village in rural landscape. Therefore, you might encounter during your stay a native small wildlife visitor, for which fragoseco cannot be held responsible for its presence or control.
- All guests agree to always respect the privacy and tranquility of neighbors. We reserve the right to cancel a reservation with immediate effect if guests fail to comply with this agreement or disturb neighbors.
Deposit & Payment of Balance
- All reservations require a deposit equal to 40% of the total accommodation cost, at the time of booking. Written confirmation will be provided once deposit has been received.
- Payment can be made by bank transfer within three working days of making the reservation.
- Full payment is required 28 days before your holiday stay commences.
- If you do not pay the balance of your accommodation cost on the due date, we reserve the right to treat your booking as cancelled and to levy a cancellation charge in accordance with our Terms & Conditions.
- Bookings made up to 28 days prior to arrival, must be paid in full, to be confirmed.
- All rates are quoted in Euro per night and include all taxes.
Cancellation policy
- Should you wish to cancel your booking, please email us. Verbal cancellation are not accepted.
- Written notice of cancellation given:
✔56 or more days prior to rental commencement: refund of the deposit
✔28-55 days prior to rental – 30% of total holiday cost will be payable
✔27 or less days prior to rental commencement – 100% of total holiday cost will be payable.
Damages – Deposit for guarantee
- Deposit for guarantee refers to deposit for any damage caused during the stay by the main guest or his / her fellow guest. This includes breaks, stains, damage to objects, furniture, appliances, fixtures / fittings and loss of keys.
- The property will be checked, following departure.
- The amount of the deposit is 100 euros. It will be fully refunded at the end, provided no other charges arise.
Lost property
- If the keys of fragoseco residence are lost, an amount of 35 euros per key will be charged.
- Any lost property, if discovered and found, left by guests during a stay will be kept for a period of 1 month.
- We accept no responsibility for replacing lost items. We offer to send any lost items via (registered) delivery at the expense of the guest.
Liability
- The use of the residence and amenities are offered on the condition that guests safely use them.
- Fragoseco does not accept responsibility for accidents, injuries, illness, death, loss or damage to Tenant’s, users or visitors’ property and belongings however caused.
WiFi policy
- Guests accept that the Internet access is used fairly and appropriately.
- The Internet access provided is for typical use, such as Internet access, email, messaging, social media, light video / music / media streaming.
Final Cleaning fee before check-in, is charged separately
- The residence is provided cleaned with the agreed number of freshly made beds. The final cleaning fee to be paid before arrival is 90€ .
- As a tenant, you are responsible for keeping the residence in good condition, during your stay.

By practicing proper waste disposal, bringing your waste to municipal waste collection, you support our effort to minimize fragoseco carbon footprint.
Parking
Parking space 30m far from the residence, at the main street. You walk up 34-78 stairs (depending on the chosen route) to reach fragoseco.
Jurisdiction
The validity, construction and performance of the present Terms & Conditions, shall be governed by Greek law and any matters arising from the present Terms & Conditions are subject to the exclusive jurisdiction of the Courts of Athens.

Reservation Policy

- Maximum occupancy for the residence: 3 guests (2 adults, 1 child)
- Check in time: 15.00 (earlier check in upon availability)
- Check out time: 11.00 (late checkout upon availability)
- Smoke-free policy: Fragoseco, being an environmentally friendly residence, is committed to providing its guests with a smoke-free environment, a breath of fresh air. Smoking is only allowed outside on the terraces.
- Family Bookings: All children staying in the loft must be accompanied and under the constant supervision of an adult.
- No pets allowed.
- All guests agree to always respect the privacy and tranquility of neighbors. We reserve the right to cancel a reservation with immediate effect if guests fail to comply with this agreement or disturb neighbors.
- As a tenant, you are responsible for keeping the residence in good conditionduring your stay.
